Sometimes you gotta go with your gut...
I wanted to share the results of our latest flip in Fountain Hills, Arizona, just outside of Phoenix. We picked up this home from the MLS and knew it had loads of potential -- 2000+ sqft, views, pool, privacy, bonus detached studio. However it had nearby power lines and a wonky floor plan so it was a bit risky.
At the time, we weren't in the best position to take on a larger project so I tried to wholesale it. Had a few nibbles via my normal channels, and even tried on the BP Marketplace, but I guess no one saw it the same way.
Well it took some work but it turned out great, and we sold it last week.
Lesson learned: sometimes the purchase/rehab/ARV numbers are straightforward but sometimes you have to trust yourself and take a risk.
Purchase price = $276k; Rehab = $60k; Sold price = $425k; DOM = 60 days
Any similar experiences out there?
