Universities are going to make money, your best bet is to play the game with them and sometimes you can't b/c they simply control the market too much.

It appears it could be win win for both involved.

Conversely, when they win; office developers get meaningfully higher returns than I can achieve. :)

If the tenant decides to move you simply find a new tenant that is willing to pay market rents.

Still working on the plea win-win method.

There is a very low probability that a tenant will try to sue you and actually win.

My wife hates moving and although she understands our goal of building a portfolio she wouldn't be keen on moving to a worse neighborhood or smaller living space simply to get a lower down payment. 

But for me if this was one of my tenants you already know what i would do if I knew for certain someone had terminal cancer.. they would simply be my chairty for that period of time.. 

Offer them that you’ll pass on deals that don’t make sense so they can list it, win win.

A couple of the tenants simply left with cash in pocket (and only paid once they leave the property, a common mistake made by good hearted investors).
