I think the critical issue here was not the breed/temperament of the dog, but the fact that this landlord clearly stated he had a "no big dog" policy that the tenants were well aware of prior to signing the lease.

I just recently got my real estate license and am looking to partner and be mentored by as many people as I can in the new year, I purchased a home in Martinez ca in 2011 and have since gained a decent amount of equity in my home which has finally gave me the capital to do what I really wanna do, I've been researching home flipping for the last couple of years as well as improving mine on my own as much as I can, since I grew up in Vallejo I do have a leg up on what areas are decent and which not, if anybody has any info, constructive criticism etc please let me know and thank you for reading!!
