I'd say it depends on your relationship with the tenant plus how much time and effort you think it will take you to turn the property, list it, screen tenants, and get someone new moved in.

When people throw themselves out there as private lenders, professionals and in the investment field AND can help you find a deal, sounds kinda fishy to me.The private lenders that I know dont need to advertise that they have money to lend, they just make relationship judgements and lend to people that they know.

Now I've learned that iflip will not allow you to use their transactional funding unless the end buyer has no relationship to you.Now I have found a lender who will do the loan with terms that work for me but, my real estate agent tells me HUD will not allow me to close with a different lender because the extension req letter lists a specific lender.
