well, i started out with the statement that  all businesses require planning and of course all businesses are a risk; what caught my eye was the need for C formation; not that its better or worse, i just haven't met anyone who does a lot of RE investing from a C corp, mostly LLC's and one S corp.  

I am still a real estate novice and am wondering if in addition to using a lawyer for entity formation and to do a purchase contract, should I use a buyers agent to represent my entity that knows this area well and is experienced in commercial transactions in this area?

LC/CFD does not have a universally accepted format or structure.

"Creating" an LLC is easy - it typically involves filing a simple formation document with your state's Secretary of State.

As someone that uses various other forums a lot and computer savvy, the format of the subcategories should be different.
