I wouldn't add ethnic demographic data into a home marketing flyer if you plan to distribute to the public.

For example, location, Demographics, *Market value*, Prices of lot/property/land, etc.

What industry websites do you use to determine the crime rate and demographics of the area?

Demographic shifts happen pretty dramatically in that time too.  

Research the area, demographics, jobs, companies moving in, Starbucks and malls, restaurants, hospitals, schools and all other life amenities near by.Don’t invest in MSAs under 250k population.

I will start at the macro level (demographics, anticipated growth, economic climate, etc) and work my way down to particular neighborhoods/geographies.
