At the end of the day it's based on you and how you want to grow, some people choose the steady pace and pay off debt quickly and some people leverage the debt to grow quickly.

The rest are a mix between paint needed, flooring, countertops etc on change over.

The house needs some exterior work, namely a paint job, a new landing/walkway, have some pipes removed and hidden plus landscaping and tree removal.

I would focus on choosing a particular market or markets that you are interested in investing at.

I wouldn't blame the tenant but what I would do is paint the mailbox (and the post holding it up) a random color so if somebody hits it and the paint rubs off it will be easier to figure out who is at fault (as the paint will likely rub on the car that ran into it). 

I have no mortgage on the property and it generates about a $6k surplus each year.When my current tenant moves out, I'll have to re-carpet and re-paint, maybe renovate kitchen.My question is, since all the appliances are original (and still in good working order), when this tenant moves out and I do my renovations (mentioned above) should I sell it before some of the expensive things start breaking down (a new heat pump will run me about $6,000) or re-rent it?
