Know what your risk tolerance is, know what exit strategies works best for your current goals, find a mentor by networking, learn lead generation, know when to delegate tasks to others (VAs, Parnters, etc.), read a lot of books, and have fun!!!

PLEASE keep this in mind ALL you newbies out there... not because you get a system and the videos are quality, and there are 40000 hours of course material, and all the explanations are so clearly presented and bla bla bla, does it mean that WHAT THEY ARE TEACHING YOU IS CORRECT.In order for any mentor, or course to be good... several things need to come to play.The teaching procedure needs to be effective, sure, but if they teach you a strategy how to get motivated seller leads that doesn't work, it doesn't matter how effectively they teach how to drive for dollars, when driving for dollars don't get you reliable leads right?

Very few landlords would (knowingly) allow this and even fewer would allow it with someone in college with no experience.I think your time would be better spent saving capital for a house hack and learning more about RE via a mentor, local meetups, books etc.
