I know getting out of the rat race is a major accomplishment but I would have waited until your rental income doubled or at least matched your monthly earnings.

@Nicole W.Honestly rent can't get any cheaper than this place, it's the nicest place for the price, it's out on a horse farm, super quiet setting, with horses and woods.

Generally speaking it seems like a race to see how many properties you can get as fast as possible.

You know you've left EG on the south when the cows, horses, and fields take the place of shopping minimalls.This all being said, I don't actively look for investments in my backyard because I spent (wasted?)

So, so many are trapped in the rat race.  

It is true that you own the property once the deed is delivered and recordation is not required, but my state is a race/notice state and failure to record can cause some real problems.

That's fine, I'll find someone else.I understand that, when a prospective tenant applies, you cannot legally reject them for a lot of reasons (race, age, they have a family, whatever).
