You should have several low maintenance years ahead of you with this rental property.Where people get in trouble here IMO is when they build the house they want, then try to justify the expenditures that will not return (like upgrading from that pretty $5/sq ft tile to the $50/sq ft tile . . . just in the master . . . cuz it really makes a statement!).

To try and master assessment and every number is a waste of time until your assessing actual potential real-world deals, because variables will always be at play that constantly change any "perfect" assessment plan.

So it is not social media that will make you or break you... how good are you at showing your audience you are indeed credible.Once you have that mastered you can pick any venue you want... however.. what you need to ask yourself is this... where do you think motivated sellers will hang out?
