Marketing For Investors

First of all, hello to the Bigger Pockets community. I just joined yesterday and this is my first post, so I'm excited to get into it with some of you that are miles ahead of me in your real estate journey.

To get right to it, I'm only an aspiring real estate investor at the moment, like I'm sure so many on here are as well. I'm still in the process of saving up some money from my day job to be able to have at least some cushion as I jump into the deep end of creative real estate investing (using some strategies from Brandon's Low and No Money down book that I just finished - amazing!) And, well, my "day job" right now is actually a business I have started which is a social media marketing agency working primarily with real estate groups & realtors. I have enjoyed working with these agents and getting a peek into the world of real estate while I'm at it, but it made me think of another possible way to utilize my experience with social media marketing and enter the world of real estate investing as well.

All that to say, I'm curious if there is much of a market for a social media marketer like myself to work for a wholesaler (or any investor for that matter) as a way of getting leads/deals. I know for wholesalers the tried and true methods of direct mail, bandit signs, and bumper stickers have worked well, but social media obviously is something that I think the vast majority of businesses/investors realize the marketing opportunities in, if not already utilizing them.

Don't know if this is an exceptionally lengthy post for these forums, if so my apologies haha! But to all of you experienced investors out there, what is your take on this? Have you ever hired a social media marketer to get deals or buyers? Thanks for any help!
