With the economy in the condition it currently is, I think it is unlikely that you will find droves of homeowners in financial distress.It's worth a try (and by try I mean more than a couple houses on a single day), but should be a supplemental strategy, not your go-to.

As for your lease, I'd suggest using a good one that has been drafted and/or at least reviewed by an attorney in your state (since rental laws vary widely from state to state), as opposed to some 2-page generic one that you can get at Staples which will work right up until you have your first problem with a tenant or need to go through an eviction (hopefully never but it's best to plan for the worst).
