@James Hunt if I understand your profile, you have plenty of units to justify software. If you are truly at more than 50 then I recommend Buildium. It's easy to set up and use but has some pretty robust features. you can also consider TenantCloud which is free for 75 units but you'll probably want to upgrade to the $35 a month version to get all the benefits, including online payments.
There is no such thing as a perfect software! Find something that works for you and stick with it. If it has shortfalls, supplement them with a spreadsheet or other tool.
