Having things blocking the house like bushes and large trees is distracting in exterior photos and you'd be better served by having a planter bed of colorful flowers instead.

I would say that maybe a 3 or 4 bed SFH sounds like an ideal situation to maximize cash flow for you Evan.

The property is a 3 bed 1.5 bath and looks like it needs mostly cosmetic work other than a renovation of the kitchen. 

Finally, don't be afraid to get into bed with some frogs.

Hello All,I have an amazing Lofted 1BR 2BA in the up and coming bed/stuy neighborhood. 

I've found 3, four unit homes 2 bed 1 bath, and I can afford the mortgage and taxes with my normal income, so that's a plus. 

We then take our other national list and get owner occupants over 55 or 65 with great equity and also filter out couples so that the address only has one person living in it ( they may need to downsize after the death of their spouse ). 

Because when you try and sell 123 Main street a 3 bed 2 bath house on Craigslist without a RE license you are violating CA business and professionals code.
