My husband will be especially excited to hear about the keyless entry tip because that has already been on his mind to update since he really enjoys anything to do with home automation. 

Some times automated findings from fannie mae's underwriting engine will allow self employed borrower's to use one year of tax returns.  

I'm working with two agents in CT who have set up an automated email search for me from the MLS so I can find properties quickly.  

Estates....or out of state owners with renters....more of the weird stuff where there could be a reason they're not paying taxes....owner is in prison, owner died, owner died and kids living in the house, weird lenders who might not be all that sophisticated or automated, ones that had previous tax lien loans, out of country owner, etc.In my experience it is extremely rare that you see a 2000 or newer built house with no loan that is in great condition that's worth $200K actually sell for $10-20K in back taxes.  

Mainly, the systems implemented are fascinating (VA, automated offers, etc.)

Since I have experience in IT - I automated all these steps and combine in one Excel file.

G'Day BP Fam,We have been buying between 5-10 properties per month in Toledo for 10+ years now.Lot's of those acquisitions come from direct mail through Yellow Letters Complete.It's a fairly automated platform where we purchase the list, choose the type of letter and they send the mailers.Our back end picks up the calls, schedules walkthrough's and negotiates, etc...I haven't been too happy lately with the lists and conversions.Thought it was us and tried tweaking our backend and reviewed our processes, etc... 

I'll write every address out if I have to, but maybe someone on here has automated this process...ideas?
