One feature OwnerRez provides that I really like is automating guest messaging, but YourPorter does that for me wonderfully for like $7/mo.  

@Garrett Crosby, I am certainly guilty of not educating myself adequately when I first started.Decades ago, a real estate investment company hired me to write software to automate property selection.

Having a good reserve can hedge the risk to offset some of the risks as well. 3) 50% rule is semi-helpful but not is a blunt instrument.

We set up a debt instrument with the investor and pay them a fixed return over a period of time...24-48 months depending upon their needs...and then we pool that money with our money and other investor money to lend out. 10% is right at what we normally pay out to the investor and then we mark up the deal a little bit when we lend it out for our operating costs and profit.

I was thinking about doing some phone and email automation with those. 

The depreciation has been instrumental in offsetting my mortgage business income and is a steady motivating factor to continue to buy as often as possible for depreciation sake alone.

@Sam Rust - Did you transition from I&C Automation to REI?

I don't think they've every agreed to use the number I come up with any way, so I'm just hoping for at least some adjustment.Not sure if your county has automated adjustment, but if they do and you don't want to spend a lot of time, you can try that.
