That said I am more hands on and do actually come by and spray about twice a year with a pet friendly exterior permethrin spray that goes around the entire exterior walls of the home.

Some must haves would include that the tenant must have renters insurance (Sec 8 or not), specifically listing out who is allowed to live there by name including pets, clearly outlined late fees, who pays utilities, etc.

My MFHs are just 2 apartments per building, but my lease states that they are responsible for keep the lawn cut, snow cleared from walkways, and lawn free of pet waste and litter.So both are responsible for these things.

The pool person is another person on the property regularly who is good about letting us know of any changes, like a new pet showing up, etc.
