What I did was pull actual comps, ones that sold and ones that are pending and made a small presentation when I went in to interview and ask for fundingI'm not sure how banks operate but the feeling that I got was that they made the lending decisions in house, and had the authority to approve deals 

Pending everything checks out after the inspection I have until COB Wednesday to back out.I'm excited, and nervous all at the same time!

Hi BP,I've had a short sale under contract pending bank approval for 8 months now only to get an email from the sellers agent this morning saying that the seller is frustrated with the wait and just wants to walk away and take a foreclosure as they have already moved out and their credit shot (not sure how).I am very disappointed and wondering if their is anything I can do to still make this sale happen.

I can go in and tell the seller I'll pay cash for the title subject to the option and you'll be paying me.Hey, might be something for cash buyers to chase down, they get the property or they have a profit on a pending sale!
