New Real Estate Investor in Baltimore, MD

I am a 24 year old, USMC vet and licensed real estate agent in Maryland (currently on referral) and was a Realtor for about 4 months. I now work at an engineering firm but an obsession with real estate and building wealth remains. I haven't invested in real estate yet but am extremely eager. I wake up every morning thinking about it. I plan to begin with only rehabs to build a capital reserve then rehab (and refi if necessary) to build a portfolio of rentals. I plan to eventually make several apartment complexes and commercial rentals a significant portion of my retirement plan.

I currently am working expeditiously to build some capital for overhead in my first investment; working extra and going without. I'm very interested in a relationship with a real estate mentor in the area if the opportunity arises.

I'm glad to be a part of the BP community rather than reading posts from afar. Thanks for having me and I wish everyone the best in their business.
