It's actually 40 miles from where i live.

South Side has a reputation as being a pub crawl for college kids, but also has a high density of boutique entertainment/retail and is very walkable, yet still a few miles from Downtown.

Obviously it does not show expenses that went in.I am a newbie which is why I am interested in doing a flip but I only want to do it on a condo in my area as I have lived here all my life and have a pretty good understanding of the condo market here (6 miles to beach, 4 miles to major university and 3 miles to a+ elementary school)Any advice anyone can share is welcome.

@Jonathan Twombly BankFinancial out of IL is an apartment lender in the southeast and they try to compete with the GSEs (but have added flexibility around something like net worth or other requirements). 

. :)I own a few properties in the greater Denver area although I don't live in Colorado and they have proven to be excellent investments.The one question I would ask you is why not invest somewhere closer to home (e.g. another city closer say within a 50 mile radius of your current property) so that, perhaps, your family member could also watch after it.
