Obviously it does not show expenses that went in.I am a newbie which is why I am interested in doing a flip but I only want to do it on a condo in my area as I have lived here all my life and have a pretty good understanding of the condo market here (6 miles to beach, 4 miles to major university and 3 miles to a+ elementary school)Any advice anyone can share is welcome.

. :)I own a few properties in the greater Denver area although I don't live in Colorado and they have proven to be excellent investments.The one question I would ask you is why not invest somewhere closer to home (e.g. another city closer say within a 50 mile radius of your current property) so that, perhaps, your family member could also watch after it.
