Hey @Glenn Primack, I have found that most property management companies do not have the time to call for references on individual applicants.

Most applicants never responded or responded that rent was too much...that they were looking at $500 - $800 a month everything included.

I am going to have an attorney review my lease agreement.Should they also review any of the following: rental application, work order maintenance request, consignor agreement, changes in terms of lease) Am I missing anything?

The principals they teach you might not be applicable for your situation.

. - No expenses just taxes and insurance and HOA if applicable that included in the DSCR calculation. 

If you have significant savings (on top of the down payment amount obviously) or investments/assets that you can readily liquidate, a lender will be more likely to approve your loan application. 

Just going out & measuring with your tape measure isn't going to help much if you are seriously considering adverse possession, title insurance payout, etc...You don't have the proper data yet. 

Dishwasher (if applicable): Run empty dishwasher with dishwasher liquid.

For example, the applicant makes $2,500/month, GF gets $1,500 pension and her 23-year-old son makes $1,000.
