Just wondering if anyone’s done a cash out refi of their primary residence to pay off a student loan?

It's location can be important, near a highway is the best.The physical appearance of the common areas is important and have the property lighting for its residents.

Even though I agree with you I still believe this type of opportunity exists in the high-end market so I just want to be prepared with the right knowledge and people skills no matter what market I reside. 

I'm from Flowery Branch so very familiar with Buford and that market, currently reside in Gainesville. 

My fiancé and I bought another house shortly after the one I purchased for a primary residence in a neighborhood that has a lot of room for appreciation.

My fear with repairs on 100 year old stacks is that we won't be able to find any solid pipe to tie into and will have a forced whole replacement.I just saw another fully-occupied building that has 12 older waste stacks and got a knot in my stomach at the thought of having to displace residents to do the updates.  

I don’t know your specific market and I am not a flipper, but I just bought a personal residence nearly the exact same size and did a slightly smaller scope rehab.
