The kitchen is straight out of the 70's, and there are some nicely dated frilly curtains on all the windows, but based on visual inspection the house itself seems in great shape (Pending professional inspection).

That should give you some ideas the degree to which they care about YOUR property.and if you let the tenant take control of your property, by the time they move out, my guess is it will either be in a state with many pending deferred maintenance, or your home has been hacked beyond recognition.Good luck.

Once an offer is submitted it should be Under Deposit and no other offers submitted while it is pending approval

Good morning All,I have a couple offers pending on multi-family properties and I wanted some advice.

I sold 3 of those 4plexes, off-market, 2 on MLS (Duval, Croslin), have one on Twin Crest that is pending off-market, and will list another on Carmen this week for $485k.

Austin is very pricey right now and Houston is a on hold pending oil direction although B/C apartments seem to be performing fine.  

Generally speaking, commercial general liability insurances are rated on gross receipts and/or payroll, and GC's can be a little tricky to insure, pending the use insured/uninsured sub contractors, physical work performed etc.

Would such a lien be covered by title insurance if it's placed a.) while the contract is pending or b.) after the closing?

My company has 2 sales pending in Royal Oak and we have 6 currently under construction.
