Possible deal in Macon, GA

Hi all,

During my perusal through all my real estate sources I check on the daily, I came across a property which I feel has some strong potential as a flip. It's a cash-only deal and I simply don't have the cash required for this project. It's in a nice, quiet neighborhood with strong ARV. It will require almost a full structure rehab. If you'd like some more information, please feel free to message/colleague request me, or e-mail me directly. I'm in contact with the listing agent and can put you in touch with them.

The numbers between the listing agent and myself:

List price: $74,900

Est Rehab costs: $100k

ARV: $225-265k

It's been on the market for over 6 months and the listing agent feels there is still quite a bit of wiggle room in the cash-only price. My guess is if one could get it for $50k or less, this could be a pretty decent flip deal pending your contractors prices.
