Never too late to get started.

Hi @Eric Dawson- hope I'm not too late.  

One example recently, I had an issue with a tenant breaking multiple house rules (smoking, party, extra guests, late check out) and causing damage and excessive clean up.

Probably the biggest thing was that I partnered with a contractor who had a different vision for the property than I did.It was an old duplex that he envisioned as being sold only to an investor and he wanted to finish it with low-mid grade finishes (formica, wall-wall carpet, clean up the old gas stoves, etc). 

I recently finished "Set for Life" and in it the author suggests keeping your investment savings (not your emergency savings) in the stock market so you can ride the general upward slope of the economy before you utilize it.

there are many new developments that have finished or about to start that will increase the supply side and help the correction. 

Standard PEX is like a dull matte finish.

Could I have done this while having a site up...Yeah...but I would rather have a finished product (website) that I can tweak later than a piece a crap landing page.

I'm a new investor and just got finished with my first BRRRR.
