They seemed willing to work with me on a cash out refinance bridge loan, but the representative that called me is super flakey and gave me different information than the person that emailed me.

Some are doing it to the exclusion of representing the consumer home buyer.  

I doubt the buyers know who is representing them. 

I May end up  representing colleagues who want to get into real estate or selling my own properties.

You could also look up the public records for last time the property sold to find out who the agent was on the deal who represented the buyer, and contact them as they will have contact info for the owner.  

They are representing the seller in that scenario.

we had 250 investors that represented about 50 million.. and each and every loan save a handful were fractionalized and in the old days of course payments were in the mail and by check so we had a full time Gal ( Carol ) who knew the portfolio inside out.. 

By then (if new law passes) I will figure ways to go around the fascist/communist Maryland law/regulation, by creating JV or entirely moving my operation out of this State to wherever legislature is controlled by business friendly representatives.
