COVID actually increased demand for my rentals because the UWSP system relaxed the rules on students living in dorms and allowed more of them to live off campus.

the bath isn't so much a place to get clean- that's what the shower is for- it's a place to relax.

I'd recommend sitting back and relaxing.  

My only eviction was a tenant right at the 3x limit.If my properties rented for more rent (say over $1500 or $2000), I would relax the income requirement to 2.5x or so.
