The idea being in a hot rental market with rising values a sale in 10 years will net us a decent amount of money, even if we are only seeing a relatively small percent of total equity in the deal.Thoughts?

Its a very hot market. 

It's not your fault that it's hot.

Real estate investors are attracted to medium-term rentals to gain the benefits of extra cash flow versus long-term rentals while avoiding regulatory risks, high turnover, and intensive management of short-term rentals.While many investors are now turning to medium-term rentals to build their portfolios, the lending world has unfortunately been a little slow to keep up.

Instead of chasing the latest hot market, focus on investing where you have the upper hand—where you have a deep understanding and local knowledge.

Even if the worst predictions become a reality, hot and coastal areas are still going to be nicer places to live than the Midwest.

While a hand written addressed letter, I feel would get my attention a bit more.I won't be doing thousands of reachouts initially, just 250 or so per month so while letters would be more time intensive, I am open to it if the response rate is better.

Use the capital from the headaches to go find a less time-intensive property...
