@David D'ErricoThe advertisements you see on the BP site are placed by Google and the ads you see will differ from those I see given our geographic separation among other factors.It does not automatically follow form the appearance of such advertisements that they are site sponsors (other than indirectly though the services of Google), nor that the BP team has vetted their presence.

They essentially work exactly the same as properties that you invest indirectly: if you depreciate they throw off losses in early years (especially if you accelerate depreciation in which case they can throw off more passive losses than they produce in income).

Worst case scenario - the house may never be worth "full retail" if there is a visible crack, flaw, or settling.This might not matter if it's a rental.As a flip, the numbers might still work...just make sure you account for the costs (both direct and indirect).

Originally, I felt doing wholesales was the way to start out, but as I circle neighborhoods, talk to investors, sort through the homes I get from being on buyers lists -- it's much easier to find and do rehab.I know and trust two project management services who charge a flat fee to manage rehabs and getting myself a rehab won't require 100+ calls, $2500+ in direct mail, circling neighborhoods and countless bandit signs.
