Is my Math and logic okay?

I put in an offer:

ARV $258,000

Asking 184,900

Rehab None

70% 180,600

Offered $160,000

I am wholesaling the house. 

Rent range $1000 per month

Plus, there is an apartment downstairs that could also be rented out.

The owner wants me to increase my offer, but hasn't said to what. The numbers don't work at 184,900, because I'd like to make $10k. But, if they take into consideration the 6% realtor fee, that brings it to $173,806. The house was a FSBO at 184,900. They are going to list it with a realtor, so as of yet, it is off market. If I were to offer 170K and sell at 180K, I am thinking it is still an attractive deal, right? Any input is appreciated!!
