I'm a little suspicious when a Seller is too keen to hold their own note. ie.

My lender will go up to 20 loans in this manner, but my family isn’t keen on moving 20 times, once each year.  

Naturally the city isn't too keen on this kind of behavior and the owner was slapped with a stop work order.

usually what happens though is landowner is not so keen on this as its high risk and why do it.if you bring them in on the deal they just went from Cap gain or 1031 potential to ordinary income and that's no bueno in a high tax state.. so have to look at it as well from that angle.If it was me..
