Rent in California, Purchase in Atlanta, GA
Hi!
My name is Stacie. I'm a 38-years-old single mom who works in Los Angeles. I previously owned a home in Los Angeles that I sold via a short sale (2013). Within the next couple of years, I plan on purchasing as a buy-and-hold investor.
It's a strong possibility that I'd move into the home that I purchase or at least in the area where my purchase is made, within the next 10-15 year.
I'm new to the process, so I'm here to learn as much as I can! I get confused on what type of property I should consider, what makes a good purchase market, etc. Anyway, I'm happy to be here and hope to connect with you guys (and gals!!)

Atlanta still has good buys. Just gotta watch where you're buying and who you're renting to. I bought one in A little while ago for $50k and the AHA told me today they're gonna give me $1200-$1400/mo for my tenant. Those numbers work. I'm not much of a buy and hold guy, but I'd do that all day long.
Harder to find them if you buy what the hedge funds want, for sure, but if you buy outside of what they do, there are plenty of opportunities around here.
Don't know other markets, to compare, though. We did considerably better in St. Louis than here when I had larger volume. The quality of tenant in the Midwest is much better than some of the yahoos we got here.
Good strategy either way to look for other markets. Hard to make the numbers work on rentals in those high dollar areas.
