I am in the education/discovery phase of real estate investing and am interested in starting out with a du/triplex purchase for the purpose of living rent free (and rental income!).

However, being aware of how I operate--especially when finance is involved--I am paranoid that I may go overboard on the education/discovery phase of my journey.

Best discovery ever since started investing.

New investor looking to jump in over the next 30 days after I square away my initial education/discovery and finalize my LLCs and prepare the banking and trusts.I'll be focusing on rental properties in my backyard while looking at turn-key out of state as well.

So my question is: who is liable for these extra expenses that I have incurred due to the delays caused by the discovery of this title issue ? 

And even Einstein, who discovered special relativity and general relativity on paper first, as a theory, before it ever was confirmed by experimentation, only decided to investigate on paper BECAUSE OF what was found in experiment (constant speed of light, Maxwell's experiments).Experiments, where we make predictions and then test our predictions, not super intelligence, drives scientific discovery and engineering progress.

@Victor So if you're looking into consolidating your students loans, I would look into Discovery or like the others have suggested, So-Fi.

I discovered this site recently and it has been a great opportunity for information discovery and education, and for that I thank all of you.Living in NJ, I am not sure how to find good deals (looking to start as a buy, rent and hold with reasonable cash flow).  

Then let the due diligence period and discovery process of the buyer run its course during sale.
