Tons of sun, mountains nearby, good beer everywhere, great city itself with more bars and restaurants than you can take in, some pretty good arts and culture and the parks are amazing.All the above towns work great for rentals -- Arvada, Westminister, Thornton (a bit more north, than northwest), Broomfield to a lesser degree.

When I spoke to them about the situation I told the tenant this was unacceptable and disgusting... now she says I am a different culture from her and the way I speak to her is not "ok" and she made it sound like I was being prejudice when I mention all the things that are wrong with the property......I do like them , they are a nice family just might be a bit clueless or just playing dumb, have ad a leaking faucet for years and never mentioned it... etc etc..

I tend to buy in the Southern half of the US for 2 reasons:1) you get much higher year-round occupancy rates in the South & it’s simply tough to earn a good ROI in the North if your place sits vacant for a big chunk of the year2) Culturally, the Southern half of the US seems to be a lot more accepting of STRs regulation-wise.
