Timing may be a bit premature for that, though, as it will take some time to build that factory and supplier ecosystem. 

If you can work that in, the time frame is short, but the wealth building factor is immense.  

One additional factor is that in high end, fast appreciating markets like ours, buyers do tend to pay a premium for high end finishes and the promise of "trouble free" living (i.e. no repairs). 

Effectively losing one rental but gaining two more (would move out of my current house with ADU and have it 100% rented).A driving factor is how will selling this asset accelerate you to your next goal? 

The 1% rule is a good start but obviously would not be the ultimate factor. I
