Best Central Texas market for flips?

Hi fellow investors. I am exploring having my next deal be a flip.

What are your favorite markets in Central Texas for flips?

Yeah central austin is where its at. But make sure that you have the proper finish out. You can't roll up in the core areas and expect to get your finish out materials from home depot and maximize your return. It has to be a much more expensive finish out as the market is very different than other areas. Also in the core areas you will more than likely have to pull city permits as the neighbors have a vested interest and are nosy so they will report you. Expect your holding costs to be a little longer dealing with the city. In other areas you should be able to do basic finishes without interference. 


Considering that the metro is scorching hot with double digit appreciation, I don't think that you can go wrong in any area if you get the right deal with the right financing and you pay attention to the submarket desires.
