Just be aware that the rent may not be as easy due to recent oil lay offs.

I work in the oil/gas industry and while the recent events are actually beneficial to this region (long story on how -$40 oil is helpful), we've seen a significant decline in E&P activity for this area over the past 12 months.

We had a somewhat negative experience with a "project management" company and the "gold star" contractor that they linked us up with for our first flip in our local area; we met this project management company here on BP and see them trolling the forums constantly trying to find others to sell their snake oil to. 

There are usually better ways for sellers to go instead of selling using Sub2, it just seems to be the flavor of the month snake oil that gurus are pitching lately. 

If by 2027 Fed rate is still 4 percent , we would see lot of small biz getting wiped out , lot of debt sensitive company including lender would be out of biz, even oil and gas may tank as well , I do see lot of business consolidation by cash rich tech company only. 

Hello BP community,I recently had a crazy event happen to one of my rental properties (1 of my 9 doors affected in this single family long term rental):A home heating oil company mistakenly delivered a very large quantity of oil to the wrong address.

Like the previous posts; the only deals I found were on the MLS and the price they asked for made it really hard to make money even in places like Spring Valley and Lemon Grove.
