I tried tax Lien certs.. again too much brain drain and trouble for what they were worth I could not put enough capital into them without totally scaling up and that being a business.

I just recently got a plumber to come and snake the drains.

I'd go over drain the pool and give them notice that  the pool needs to be removed as well as the deck, anything and everything in the back yard. they have 2 days to get it done.Who cares if they put up a stink,, they didn't ask and now have put you in a position that if someone were injured who would they go after..

There's more profit margin at the bottom of the rental pool, but that's also where the drain is located.

The bathtub draining pipe was also not connected water just run out beneath the house.

This requires jackhammering a slab on grade, laying new drain pipe, pouring new concrete.
