At the same time, and believe me I am not looking to get political here but you need to ask yourself about the current administration at the federal level and what they are likely to do.

You may even add an administrative fee of $25 to cover your cost of having to pass the charge on and track payment.

If you haven't taken the funds because you haven't needed them you can bypass the two year history requirement usually by taking distributions immediately and getting a letter from your account administrator stating that you are taking retirement funds and that it will continue.

Once it gets above 10 units I think I will switch to having a PM since at that point I don't think I could handle all of the administrative tasks and lease-ups. 

Also, it eliminates the extra costs (for one, lending) and administrative overhead.

Im currently a student studying business administration as well as begging the process of becoming a realtor. 

Is this disability income from a private insurance company or from the Social Security Administration?

I plan on continuing to rent to them as they stay in relatively good contact and have always paid late fees and administrative fees (more $$ for me).
