If they put a fridge in their room charge them extra for power usage. 

I'm purchasing a property and the ex tenant ais requesting that they left important  stuff in the house, (which they didn't) after leaving it abandoned for 2 months . is this considered abandonment??

HM does come at high cost and I understand the power of leverage however what often gets overlooked is the risk of having too little capital reserve.

Its all depend on interest, interest make you unique and give power to work hard.

After that you have to find a way to leverage your super power and create some income with it.

The edger was MUCH harder for me to use that the drum sander as it's one powerful stinker and you're bending over a lot so it's really hard on the lower back.The trickiest part of the drum sander is not to keep it moving when you reach the end of each sweep of the floor or you'll end up with lots of dips. 

@Lian L.This being a rental I wouldn't do much, but power wash the brick, change out the brown door to match the white one, and tear out all the landscaping and either cement it or pave it and put a couple of chairs and a little table there depending on your type of tenants. 

But I don't know if it's pride on my part, I try to take a "stance of power" anytime I deal with these jokers nowI don't even want to tell them "I'll hear them" or "I'll try to work with them" and get taken advantage of again....I'm more inclined to say, "the sheriff will be seeing you and we're going to court, if you want to work it out to dismiss you can call me"Let me know your thoughts...

With the plumbing shut off (and the power off probs) it will be difficult to find out it there are plumbing leaks or other issues.Without current tenants, you will have a tough time finding market rents, you should also assume a 3 months to fill it up, make sure you have the cash for that.
