They simply did not pass the requirements you set forth.  

Both inspections happened w/in a week (though I’m sure timing is highly area dependent).I have a property manager who took care of everything so all of this was very seamless to me.

I simply do not understand why people are so hesitant.Get a website!

You should be able to simply push up on one side and remove them by hand. 

Once they did, it was not an issue.This is so bothersome, that I know many landlords that simply keep sewer in their name.

its like anything though most that think this is a way to make money quickly learn its not.. like 95% of the people that try it.. its a very tough advanced thing to do .. which most simply don't know until they blow money on a guru and direct mail.. 

@Jay Hinrichs   You may be right, the deals I make thought wholesaling, if I am dealing with an agent, he/she get the full comision, and they normally love me after closing, if I am dealing with the seller directly, I feel I am helping them, I try to do a win-win deal, I have close some deals with zero profit but in those cases I was happy because the seller was happily resolving their situation, right now I am more focus on building my portfolio with friends rather than make more quick bucks

Win win. 

Find one in the County where the property is located and they will simply mail you everything to sign during escrow.
