To be successful as a community player specializing in housing for the low-income population you must broaden your network.

Take it slow, go to REIA meetings in your city/town, meet buyers and other wholesalers and be a team player, learn, but be weary of shelling out money.If you need help with "judging a deal", that was my main focus getting into this business and I'd be happy to share what I know so far.

Certainly there are examples of people who end up being successful but there are examples of people winning the lottery or poker players drawing out to an inside straight. 

I want to be a pro soccer player, but I'm in my 30s and couldn't even hold a candle to semi-pro players.

So don't think this is an industry with a bunch of little companies.. there certainly are those but there are many many big players in the field as its very profitable as John figured out and why he is looking to get on the debt side and not so heavy into the equity side...

It's like a Cheers where it's the same players that show up every time.

I'm relatively new in the business and really don't want to ruffle feathers of a big player in my own market.

Once we find out someone may actually be a player, they move to our short list.

I don't plan to build here yet, it's inaf big players here cityselfstorage, boxgard, shurgard, minilager, pelican self storage and few more.

If the market completely disintegrated from deflation, inflation, flu, war, drought.... we will be the small players suffering much less than everyone else.Frank
