Need advice for self storage business startup

Hello. I am a newbie here. I need to understand from which place to start. I don't have a capital myself for the start. I make a commercial real estate market research and i would like to start a self storage business. First i need to buy a land, it cost between $150.000 - $400.000 and the rest is building costs, totaly up to $1.5M After with 80% self storage occupancy cash flow must be $30.000 in month. Calculated if self storage building will be 2000 m2. Where to start search for funding? Venture capiatal, angel investors, crowdfunding?

@Maris Becers, that's highly unlikely, especially if you call self storage owners from outside your area. Finding a property to build self storage on is not very hard to do. Finding a property that makes sense financially and demographics-wise is not even very hard. The difficult part is the whole process of developing and operating a property successfully.

Finding funding is very difficult, but if you're completely new to commercial real estate and self storage, I think it will be next to impossible to secure funding. Would you trust your nest egg to someone who is new to their asset class? My recommendation would be to obtain experience in either of those areas, perhaps by working as a commercial real estate broker.
