If you rehab you are better off in GA REIA because of their Deal makers email list and the in-town rehabbers group and email lists where you can get a contractor referal in less than an hour and save big $$ as I have.

While I do provide the refrigerator, the ice maker, should they choose to use it, is their responsibility, including any damage resulting from its use.

In the ones I manage myself, I have them initial the portion of the lease that states they either want to use an ice-maker or not and, if so, they sign that they are responsible for its care and maintenance and any damage resulting from it.
