@Brianna Meyers - as a new agent, this is something your mentor and/or broker should be guiding you through- I would reach out them as to how to conduct an open house as there are many ways to use OHto be effective in getting both buyer & seller leads while marketing the property!

Chris, I would agree with your analysis here regarding the development of Google & Apple which won't go into effect for a few years at the very least.

Also be aware that paying it out of pocket, versus rolling it into the loan has no effect on how you can deduct. 

This then becomes a compounding effect as if the next generation is smaller, that means there will be even less folks to have kids and it becomes nearly impossible to reverse the trend. 

I like the reverse engineering effect of getting criteria of what your buyers want and then go out and find it.

What are some effective methods in which you can invest?

I have not crunched the numbers but I should be able to pull around 30-40k for a down payment and remodel expenses without effecting my current payments.
