I was like Wow why no debt returns are better.. well turns out big family that were billionaire developers in Tokyo and they got their clocked cleaned when Japan melted down had to much debt.. took what cash they had ( which was still 100s of Millions) and just paid cash for all their real estate.. they have quite the portfolio..

Make sure everything is clean, look in cupboards, check the oven to make sure it is clean, turn on elements to make sure they work, check toilets and sinks/tubs to make sure everything works, windows/doors/cupboards.

But I also write offers with no contingencies (cash, no inspection) other than clean title, and relatively high earnest so I would not put an offer in on a house without seeing it first.
