Investment Info:

Small multi-family (2-4 units) note investment investment.

Purchase price: $471,900
Cash invested: $125,000

Small 4 Plex in the University/Medical District in Anchorage, one of the closest properties to both locations

What made you interested in investing in this type of deal?

Location as well as Its strength and cashflow in comparison to other Anchorage properties

How did you find this deal and how did you negotiate it?

MLS, Used commission as down

How did you finance this deal?

3 Person Partnership

How did you add value to the deal?

Restaining deck, getting solid leases, rasing rents

What was the outcome?

Currently Cashflowing at 14% after vacancy and reserves
