Find the code and study it.I believe that many states if not most allow for an contractor's license exemption if the owner acts as GC playing the role as owner-builder of his/her's own home.

It depends on how the study determined the results/rankings and if it was based on data provided at certain dates being researched (long-term/short-term, etc).

To the point of the OP, a big part of success is studying other successful people, consistenly doing all you can to learn from them and develop the habits that help those people and then often it's having the patience and fortitude to last long enough for your 'lucky break/s' to come.

Hey, my neighbor needs surgery but has no health insurance, so i'll go to a medical doctor site, read about surgical techniques and then offer to perform the surgery for my neighbor.It never ceases to amaze me that people with no knowledge or experience think they can be successful in real estate; what it really is is an arrogance that devalues the ability, experience, knowledge of those that have studied and performed successfully in the field for many years.

There are many other facets to it.I got into it because it was a passion of mine to do so and I finally found a way to pull the trigger.Flexability, freedom, no limit to how much you can make, no boss telling you what to do, active+passive options, and so much more is what attracts me and lots of others to this.In fact, if you like at many financial studies, the largest portion of the rich got there through RE investments, more so than inheritance, stocks, hard work, high paying jobs, etc.
