Though for repeat offenders, perhaps they could consider it a criminal offense.I have no idea...and I'm sure every jurisdiction will have it's own rules/penalties...

@Tamara Weaver here is what I do with unknown persons that claim things that cannot be easily verified this will quickly and instantly weed out the wanna be's and the one's that are scammers.Tell him that you are interested however since this is such a large financial transaction you need the following.1. full name and SS number to run a background check on him both civil and criminal you can get one of these for 40 buckaroos..2.

The first property manager we had was borderline criminal but the most recent PM we connected through a trusted advisor and has been good to great.San Diego has seen at least 2x in rent and possibly 3x in values.

The landlords in my area compete for section 8 tenants and let them move in for $0 security deposit and give them questionable gift card bonuses for move in and renewals (which I believe violate the terms of the section 8 agreement).The people that will settle for crappy houses in a crappy area are those with lengthy criminal and eviction records that can't get approved for nicer houses.

Generally, no nightmares, because I told all potential tenants right up front, “I am calling your prior landlords, I will not accept any evictions or criminal background more than the occasional speeding ticket”.
