Process of Renting a Property from Day 1 to Tenant Move-in?

I have recently been given the opportunity by my father-in-law to manage a rental property. He is having trouble selling the property and wants to have his mortgage payment paid for, anything above and beyond his payments will be mine to keep which should be around $100ish a month.

I just put out the 'For Rent' sign in the yard. Now what?

What should I be prepared for when potential tenants start calling?

What is the process?

Here is how I market and prescreen:

My ad is on my website with lots of pics and a video, and ALL of my qualification requirements.

I place an ad and a few pics and ALL of my qualification requirements on Craigslist with a link to my website. I can monitor and adjust the keywords that will get my traffic count up on my website.

I have a sign in the yard and fliers in a box. The fliers have my website on it and ALL of my qualification requirements.

My phone voicemail has details about the rental and ALL of my qualification requirements.

When someone calls the first time I let it go to voicemail every time. They hear the requirements again and if they think they qualify they will leave a message.

I used to answer every call and spent way too much time with tire kickers.

This has worked for me for 5 years now. Your mileage may vary.
